RealOp Investments will start work next week on a major facelift to one of downtown’s most iconic office buildings, 101 North Main tower.
This four-month project will include new walls, flooring, and layout at 101 North Main. The construction team plans to give the lobby a modernized feel complete with a floor-to-ceiling mural and urban décor.
The Upstate’s second tallest building was opened in 1974 with the latest lobby renovation being back in 2007. RealOp acquired the 101 North Main tower almost two years ago and has been working with Rescom construction crews and ASD|SKY architects to create a unique space for the building.
“Our team is giving the building a much needed face-lift to help us attract future tenants to this prime downtown location,” said Reggie Bell, CEO of RealOp Investments. “Greenville has grown a lot in the past few years and I think now is the perfect time to renovate one of our cities most iconic buildings.”
The building has had a fair share of well-known businesses occupy office space through the years. A few of the building’s current tenants include iHeart Media, Southern Management Corporation, Methodical Coffee, Summit Solar and CBRE. Since construction is occurring in the lobby, current tenants as well as visitors will have to take a slight detour when entering the building. The new temporary entrance will be to the left of the tower down a passageway leading to the Aloft parking garage. Upon entering the garage, the doors to 101 North Main will be to the right. The new route will include signs indicating where the new entrance is located.
“This is the first step in a much larger series of changes to 101 North Main,” said Chip Hunt, Vice President of Investment Management at RealOp. “We are excited to be kicking this off and we know there will be much more to come.”
Those interesting in learning more on the new project are invited to view a slideshow of the progress on a screen to the left of the main lobby. Construction will begin Monday, August 20 and plans to be completed in early 2019.

August 20, 1018: Phase One Construction Begins
Demolition, Open Drywall Ceiling, Rework HVAC, Install Lighting package and hard tile, remove old security desk and install new, construct feature wall
October 15, 2018: Phase Two Construction Begins
Install tile and metal wall panels, finish electrical, paint
November 7, 2018: Phase Three Construction Begins
Install: blocking, ceiling grid, hard tile, vanities, plumbing, lighting, HVAC, carpet/base; wall inspections, finish drywall
December 14, 2018: Project Turn Over
